UPSTAR MLS Reports Inventory Growth Amid Slower Sales in February
Fort Wayne, Indiana (March 17, 2025) — The Upstate Alliance of REALTORS® Multiple Listing Service (UPSTAR MLS) has released its February 2025 Housing Market Report, showing a shift in market dynamics as new listings and sales declined while inventory levels continued to rise in the greater Fort Wayne region.
New Listings in February dipped 3.0 percent compared to last year, totaling 578. Pending Sales experienced a more significant drop, down 11 percent to 545, while Closed Sales declined 7.0 percent to 501. Despite fewer transactions, Inventory levels surged 29 percent to 1,098 available units, providing buyers with more options.
"The increase in inventory is a sign of a more balanced market," said Michael Patmore, 2025 UPSTAR MLS President. "While sales activity has slowed compared to last year, buyers now have more choices and slightly more negotiating power than they did in the ultra-competitive markets of recent years."
The sale price as a percentage of the listing price remained steady at 95.5 percent, indicating that sellers are still receiving competitive offers. The Months of Inventory—an important indicator of market balance—rose 38 percent to 2.2 months, signaling a shift away from the highly constrained conditions seen in previous years.
"As the market adjusts, we encourage both buyers and sellers to work with local real estate professionals who can provide guidance on pricing strategies and market trends," added Patmore.
